Some people sell because they are ready for something new. Some people sell because life has changed and the property no longer makes sense. And some people sell because they need to and they need to walk away with as much as possible.


That last situation is the one I take most seriously.

When the sale is not optional, when the outcome of the transaction actually affects what comes next in your life, the margin for error is zero. You cannot afford to leave money on the table. You cannot afford to pick the wrong agent, accept the wrong offer, or miss the positioning that turns a good sale into a great one.


I have been in high pressure sales my entire career. The moment where everything is on the line and you have to perform is where I am most focused. It is where I came from and where I feel most at home.


Maxing your net gain is not about being aggressive for the sake of it. It is about knowing the market, knowing the buyer, knowing exactly where the line is between leaving value behind and pushing so hard you lose the deal. That is a feel that takes years to develop.
