Any agent can sell a clean property in a hot market. You price it right, you put it up, buyers compete, it sells. The agent is almost a formality.
Where the agent actually matters is when things are not simple. When there is a lien. When there is deferred maintenance. When the ownership is complicated. When the seller needs to move fast but does not want to give the property away.
That is where experience shows. Or does not.
I have been in sales my entire career. Not just real estate. I came up in environments where you had to read people quickly, manage competing interests, and close without flinching. Real estate is the arena where all of that comes together in the highest stakes version.
A complicated sale requires someone who has been under pressure before and did not fold. Someone who knows how to hold the line in a negotiation while keeping the other side at the table. Someone who genuinely cares what the seller walks away with.
If your situation is not simple, that is not a reason to avoid selling. It is a reason to be more careful about who you work with.
