Complicated does not mean impossible. It just means you need someone who has been in complicated before.


I have worked on sales where there were liens on the property. Sales where the ownership was split between family members who did not agree. Sales where the seller was behind on payments and the timeline was tight. Sales where the home needed work and the seller had no money to do it.


In every one of those situations the goal was the same. Get the seller out clean. With money in their pocket. With their dignity intact. Without leaving equity on the table for someone else to take.


The way you do that is preparation and positioning. You understand what is on the title before anything else happens. You know exactly what needs to be satisfied at closing. You price the property in a way that attracts the right buyer who is not going to use the complications as leverage to beat you down.


It is not simple. But it is doable. And I have done it.
