Fullerton is not one market. It is several markets sitting next to each other, and the difference between them can be significant depending on what you own and where.
The area around Sunny Hills and the hills to the north tends to hold value differently than the flatlands closer to the 91. The neighborhoods around Cal State
Fullerton have their own dynamic driven by proximity to the university. The older neighborhoods near downtown Fullerton have been seeing renewed interest from buyers who want character and walkability.
What that means for sellers is that your neighbor's sale price is not necessarily your comparable. You have to understand what buyers are actually responding to in your specific pocket of the city. What they are paying for. What they are discounting. What they will and will not move on.
I study this market at that level. Not just the zip code. Not just the city. The actual streets, the actual sales, the actual patterns that show up when you dig into the data.
